Fool proof Roof Repair
I live in Hawaii in the actual rainforest side of the Big Island. We get between 100-300"s of rain per year. Some idiot roof cleaner pressure washed under the seams of my metal roof, pressure so high it buckled the seams and shot off all the screw heads. Yes this is what we get for labor here. After that I had a dozen leaks that had never been there for 15 years. I siliconed, then taped the seams with 4" flashing tape, hundreds of feet, replaced all the screws after dipping them in clear silicone, then coated everything with Henry's roofing sealer (black tar like stuff) then repainted. It rained and everything still leaked, badly. 2 Roofing co's came out and said I had to replace the roof there was nothing more they could do that I hadn't already done. Between $33,000-$42,000. About 4000 sq'.Well I couldn't afford that or anywhere near that so starting researching on line for a solution. I saw this fiber glass sheeting a bought it to recoat my 20,000 gal fiber glass water tank, I have a rain water catchment system for all the water usage. I used it in January and my obsolete 1989 tank was fixed like new. Saved $13,000. This was a roofing kit so I thought what the heck, I'll use this on my expensive commercial grade steel roof, it's on the back side where no one can see it. After cleaning the roof, rolled out 6' long x 50" wide pieces and applied the Gardner ElastomericStay Cool roof coating. I bought that on Amazon $84 for 5 gallons, $229 at Home Depot. I was stunned that they shipped to me here in Hawaii, but they did, 2 fivers. I thinned it with water, about a gallon and 1/2 to the 5 for the perfect spreadable consistency. I was worried it would dry so fast I wouldn't be able to get the entire 4x6 piece on, but the product stays wet longer than regular paint and I had no problem getting the pieces to stick to the 1st coat and then roll a coat over the surface while keeping it fairly smooth. It worked beautifully, even going over the screws, barely made a wrinkle. I have roofing with 9" between the ridges, the exact width of a roller so was able to roll the entire time hardly used a brush. The next day rolled on a second coat and cut off excess threads or creases with a razor blade then brushed those. I waited 3 days for it to really heat up and dry and painted it with my dark teal "Antigua" paint. I am a contractor 25 years here and have found the best roofing paint for our weather to beBear flat Stucco paint at $29 a gallon. Believe me I have paid $312 for Sherman Williams roofing paint, that faded to white in 2 1/2 years, and several other very expensive brands, that just dissolve in our 89 degree heat and humidity, then 150" of rain. That extreme weather is brutal and paint is so expensive now, no one wants to pay $4000 for paint every 2-3 years. I have gotten 5 years out of the Bear Stucco, use it on walkways and pool decks as it's non slip and it holds up like nothing I have ever used before. My roof is fixed for about $3000 because I hired a guy to help me, I wanted to get it done while it was nice and sunny. Its March-April our rainy season. This process was done on about 1000 sq' and I went over creased areas the bozos stepped on the ridges that are hollow and all the overlapping metal to prevent future rust and any further deterioration. The Gardner barrel says it last 7 years, here maybe 5. I may have to repaint in 4-5 years but the roofing will be intact. Now I will actually get the 50 yearsthis commercial grade steel is supposed to get, at 21 yrs now. I highly recommend these 2 products as real miracle workers. I saved $50,000 using them for my catchment tank and my roof. I'm a 66 years young woman who did all of this work by myself except for 12 hours, divorced after 29 years a year ago. Was left with huge deferred maintenance problems my ex was to lazy to bother with. If I can do it, so can you!! It looks great and it is a quality job done right. No one does this in Hawaii but I have already started a trend, my neighbor just ordered products to redo his guest house roof. It is soo worth it!

Falsely marketed as roll
Seller advertised that the CSM is a roll but came folded. Product does what it is intended but I specifically ordered and waited longer for the product from this seller because it was advertised as a roll. Anyone who works with fiberglass knows how much of a PITA it is to work with folded material.
