Good info but needs updating
I am looking for a way out of the upper middle class rat race. The more I research , the more I can see that the answers are out there but you gotta be willing to look for it and go for it . This is far from my first wealth building / self help book, in fact, I read books of this nature 30 minutes per day while I run on my elliptical . It’s a good habit to create if you too are looking for the answer to your success .Anyways, real estate investing interests me as one of my strategies and I had many questions about tax liens and this was the least expensive and most intriguing of the titles on Amazon that addresses these things so I purchased it without hesitation . It’s written like a story which makes it a faster read but makes it a bit cheesy at times but it was easy to toss that aside and get lots of info out of it .I docked it one star as it was written in 2011 and about 1/3 of the book is dedicated to tax strategies to find money to invest with . Of course the tax overhaul probably makes some of these strategies obsolete . Also, in 2011 we were climbing out of a recession and today we are in a great economy so I wonder if many of these strategies might work best in a down economy . A good 2018 edition update would be helpful or at least mention of how to use this strategy in different types of economies .Still the author presents lots of good info and for the price I still find it a great deal even if some strategies might not work too well today . Our economy always goes through cycles so having this info now is great even if it will work best during our next downturn . Also, the author offers his email address and phone number and it’s very apparent the reason he wrote it is to help others and not as a sales pitch for a more expensive programs so I do recommend it as a good introduction to tax liens .

Basic Fundamentals Story Style
There’s a lot of 30,000 foot level information packed in here. Written in the story format I prefer, you’ll get exposed to tax lien investing, tax benefits, home based businesses and more. You’ll learn enough to start your research, and while some of the details of tax advice is no longer accurate, the fundamentals are solid. A good book for ideas and inspiration.

Everything in this book is Eseentially True But You Won't Believe It Anyway
Mr. Yokum has a way of putting things and he is a great salesman. So what he says is analogous to the truth. The numbers are the same. You can make money in the amounts and proportions he claims, but he uses stories to convey the reality. And the stories themselves should not be a distraction from what kinds of strategies can earn you incredible and risk free returns in real estate. Yokum is one of those geniuses that has the generosity of spirit to let you in on the secrets that seperate the rich from the rest of us. This is not for those that want to give their power away by passivily investing and letting someone else manage their money. This is a step by step guide to getting back power over your financial reality so that you can be financially stress free and, in fact quite well off. But you have to act on the knowledge here. This book blows the lid off what we think are quality returns on investments. 16% is a very conservative result in this system. If you have interest in forming a home based business, this is the book for you.

I wish I had this book 10 years ago!
I’ve read quite a few books over the past 5 years or so on just about all phases of real estate. This book definitely is in a category by itself, in a good way.Over the years, I’ve found a vast majority of real estate teaching books, (not all, but most) fall into one of three categories. 1) their infomercials in print form that eventually lead to nowhere except making the author more rich or 2) there pretty boring to read or 3) a mix of both.What sets this book apart from the others is simply sincerity - The Yocom’s have a sincere / unselfishness want to teach. All through reading this book I was waiting for the sales pitch - For just $1,995 I’ll send you a kit and you can be rich like me in 30 days or less. It never happened.This book had its focus to teaching and it did it well without the hype. I’m planning on putting into practice some, and eventually all that he talks about. In two or three years, I may write a follow-up review to the book letting you know how I made out.If a young person interested in real estate investing were to come to me asking what books they should read, I would recommend reading Rich Dad, Poor Dad followed directly with this one.

Easily readable and understandable reference for the beginner!
A friend recently re-introduced me to tax lien certificate (I've known about them for years...but I didn't know much more than the fact that they exist) investing, and it sparked my desire to learn more and potentially try out this avenue of investment for myself. I wanted to find something I could slowly build my skill level with, that didn't necessarily require a ton of time to start. Tax liens seemed very plausible, so I looked into a few books and settled on Jim Yocom's, and I'm very happy that I did! There is lot of great information in the book, with step-by-step breakdowns of how to conduct certain strategies, as well as references so that you can look deeper into any questions you may have. The author definitely advocates doing your own legwork - conducting research, consulting with tax experts, etc. - but the strategies he points out as consistently successful are not insurmountable or difficult to understand for the layman like myself.I am very happy with this purchase and will undoubtedly be referring to this book many times as I begin my investing journey!
