Two years ago, I had a contractor install a new asphalt on my driveway. He told me that I didn't need the old asphalt torn off, since he stated that it was still good; hence he opted to install new asphalt over the old one. At the time, I thought that it was a good deal, since another contractor wanted to tear off the old asphalt, and charge more money. However, what the contractor didn't realize was that in applying another layer over the old one, he essentially elevated the asphalt. Hence, when it rained, the rain which was lying on the elevated asphalt, would drain through the garage door, into my garage floor. It drove me insane to have to clear out a ton of rain from my garage floor, every time that it rained. Hence, I opted to have a trench drain installed in front of my garage door, to drain off the water, into an underground drain pipe, which went into the street. Whereas that solved 90% of the problem, I was still having some rain come into the garage floor from one wall of the garage. It appears that this probably occurred over the years, and the rain, would eventually seep underneath the concrete floor. However, I had a new non-porous epoxy finish installed over the old garage floor. The floor certainly looked more presentable, but whenever rain came in from one wall, it had no place to go, and stayed on my garage floor. It was extremely frustrating, since I thought that the trench drain solved this problem. Finally, I located the Flexseal product on Amazon, and applied a fair amount to the wall where the rain was coming it. It appears to have worked, as it stopped the rain in its tracks. Today, after a fairly heavy rainstorm, I went into my garage, and noticed that the garage floor, was 100% rain free, and bone dry. I could not have been more pleased. Thank you Flexseal for a job well done. Incidentally, I also applied the Flexseal to some small cracks on my asphalt driveway, and it appears to have worked.
