what you're looking for is called a library ladder, and they're pricey, but you can purchase a kit (rockwell sells one). they come in 8,9 and 10' lengths. if you're up for it, build the wood ladder yourself and buy the rolling pieces, handrails etc as parts.

I purchased this ladder for my daughter because the metal loft bed I bought her with te attached round metal ladder attached hurt her feet going up an down so this loft ladder is perfect for her now. After I put it together and hooked it of the bed It was Great for her. I tried it out and it is very sturdy!!! The height is the actual length!
