Good Product
I found this deck cleaner on an internet search. Wash Safe had over 100 glowing reviews. So, I called the company and spoke to them. The guy I spoke to was very helpful and said this stuff will work. I am not one of the people who used other cleaners with unhappy results. This was my first time cleaning my composite deck which suffered from what the internet defines as leoparding or in other words mold spots on the planking. The deck had one area worse than the other areas. I purchased one gallon to see if it worked as advertised. I was pleased with the results. I mixed it at a ratio of one gallon of cleaner to one gallon of water and left it soak for a couple of hours. I then power washed it. Not sure if just using a hose would work. I did notice that some spots needed the water pressure. I purchased another two gallons to finish the project including the area that had more mold than the rest of the deck. I did scrub that area with a bristle broom and after rinsing I had a bit of mold left so I dumped some of the cleaner right out of the bottle on the mold. The mold disappeared. My deck is 500 square feet. According to their website they state that one gallon will clean 250 square feet. I suspect that is an undiluted straight cleaner estimate. I mixed it at a one to one ratio as stated. Which means if my math is correct it should cover 1000 square feet. I did spray the railings around the deck and a couple of spots a bit more than the others. My guess is that I sprayed approximately 600 square feet. Not sure if I sprayed more than necessary. Seemed like the correct amount as I did it. The mold is gone. At least as gone as mold can be gone. It will probably come back. Composite decking is not free of care. It is just less care. Ok, final words. The stuff did what it said it would do in the description. If it stays mold free for a couple of months I will be happy. I do have the majority of another gallon left over and will probably clean the deck in August again just to use the stuff up and maintain what I hope is a mold free deck. If I have to pay 50 bucks a year to get rid of the mold it is worth the price. Good product so far and I am pleased. Will try to follow up in August with an update.Ok, it has been a little over three months since I battled the mold! As I suspected it is/was coming back. It is mold! It does not know the meaning of the word QUIT. Anyway, I had enough left over ( about 3 quarts ) to make about 3.5 gallons of finished product. I sprayed the deck again today. It is going to rain tomorrow so I am going to let the rain do the rinsing. I have a feeling that this will be a yearly job and is worth the expense and the work. It is better to not have mold. 5/20/2017.... An added review........I used this product to clean the white lattice under my deck. I should have taken before and after pictures. The lattice was quite moldy. Two coats of this product and some spraying with a bit of scrubbing the worst spots and it is back to a lovely white. This stuff works well.

Easy to use and effective
Great cleaning ability with minimal work. Dries quickly. Used it for pool decking, rails and furniture. Safe for plants. Highly recommend this product

This stuff is incredible!
I power wash my Trex decking at least twice a year. Over the 8 years of use here in Minnesota it had progressively gotten more dirty in some places. The lumber company suggested Dawn detergent and a brush - made no difference. I was curious when I discovered Wash Safe as I liked how it was described, but cautious in my expectations. To start I used a mixture of 2 parts water to 1 part solution, despite my deck being very dirty. Using my hand-pump sprayer, this 3 quarts of spray was enough to clean approximately180 square feet of surface. It's a little tedious to apply as the spray is not very wide, but it's not at all difficult. I let it sit on the decking for 10 minutes or so and power washed it off. As you can see in the photos, the results were remarkable! I cleaned some more decking with a 3 to 1 ratio and the results were the same. You can actually watch it go to work, almost bubbling up the stains, and by the time you rinse it has already returned to its original color. From now on I'll never be without Wash Safe!

Wow! This stuff WORKS!
My deck, Trex, has not been deep cleaned in 15 years and there were lots of black mildew spots on it. Mixing this cleaner 50/50 and spraying on was very easy with a hand pump sprayer and a little scrubbing with a stiff push broom, I was mostly finished. After two hours of “soaking”, spraying with a high pressure hose nozzle, no pressure washer needed, and a little more scrubbing during rinsing, the deck looks fantastic! This cleaner is definitely going in my buy again list!

It's a glorified bleach solution.
What a scam!The product worked well; so why the low score? Because it is a glorified bleach solution! I followed the instructions in the insert which suggested routine washes may only need solutions diluted of a 1:1, 2:1 or 3:1 or 4:1 ratio. For tough jobs the solution can be used without dilution. I sprayed the entire surface of the porch with the stock solution and very quickly realized the strong bleach scent. I let it sit for fifteen minutes and in the mean time I went to checkout the bottle’s active ingredient. The bottle said the contents were 95% natural and “less than 5% sodium hypochlorite.” I laughed pretty hard at my own gullibility! Household bleach is 5.25-6. 25% sodium hypochlorite-- I guess the other natural 95% must be what… water ...and yellow colorant? I was pretty mad. I can't believe they even suggest you can let the solution sit for 2 hours or let rain do the job for you! I went to work immediately. I used an all purpose brush to remove all of the dirt, mold and stains. I worked the surface a bit then rinsed with the jet setting on my hose. I have a small front porch (60 square feet, maybe?) and did not need to be exposed to the chlorine for long,. But even with the small job I was definitely feeling the effects of the chlorine (even in a nice breezy cool day). The bottle says the product is safe for plants. I am hoping that with the copious amount of water I used to rinse the entire surface, the plants at the end of my steps will be ok. I would not be surprised if they are affected. A 1:10 dilution of the 5.25% bleach kills most microbes in labs and hospitals, but I am hoping my plants will be ok. My advice: if you do not mind using bleach close to your plants, or smell the toxic gas, save yourself the $25 and make your own house bleach dilution. It will work the same.

Black spots gone

Works pretty good but did not remove the black grill stains
Pretty good product. I used the full gallon on a 10ft by 15ft trex deck. The black stains from the bbq are better but still clearly visible. I doubt I would buy this product ever again
