FILA Surface Care Solutions MP90 ECO Xtreme High Performance Penetrating Sealer, 1 GAL

With 20 years experience in precast concrete I have tried a lot of sealers to say the least. This sealer will not alter concrete look is very easy to apply and offers maximum stain resistance. It's expensive but it's worth it in the protection you receive. I have used this sealer on cement tiles, concrete countertops and concrete showers with great results.

Works great, on raw terra cotta tiles it was 'sealed' after one coat although I still did another just to be safe. I was worried about grout, thinset, and other stuff just generally being difficult to clean off these tiles because they are textured and porus and we will be using them for bathroom floor and kitchen backsplash, but I did a test with toothpaste, lotion, butter, mushed rice, and oil pastels (we have kids!) To see how easy they wipe, and everything came off very easy without soap even after applying this stuff! Impressed. Cons: covered for less than advertised, I thought for how many sq ft I was doing based on their calculations I would only use half the amount Pros: dried super fast, very easy to apply, easy wipe clean, and water beaded in 1 coat

Brings back the vibrant color in stone!

No, I'm not kidding. BEST!!! I've used a few different grout sealers over the years, and those before using this product had such strong fumes it was difficult to even stay in the bathroom while applying them. And they took 24 - 48 hours to cure before you could get the surface wet. This product is everything the others sealers want to be. Easy as heck to apply, almost no fumes, doesn't change the color of the grout, and the prepared surface is ready to use after 8 hours. I did a shower floor sized at 32” x 51” of penny tile. So, *lots* of grout. The sides were more of a subway tile layout with minimal grout in comparison. The thin sealer seeps into the grout quickly, which is good since that allows it to seal even the smallest pores. I also expected with such a large area of grout to seal, I'd need the full quart bottle rather than the half quart. I didn't use even quite half. But that's okay, that means I can let what I applied set for a week or so, then apply the sealant again, just because I can.

Difficult to put on evenly

Got this based on recommendation from our stone repair guy - we put in a cast stone hearth and were told they don’t seal the product / it doesn’t work. During a small repair from the man i call the stone whisperer, I mentioned this and he said they were wrong and this would work great to protect from every day accidents / water rings / etc. Super easy to apply - just follow the directions on the bottle. Left the cast stone looking just as it did before, but testing shows it causes liquids to ball up and be removed easily!

I've been using Fila products for the last 15 years or longer and can't find another penetrating sealer that comes close to comparing with the MP90. All of their products are excellent. Another favorite is their neutral cleaners.

Does the job well. Brought out some gold and diamonds look that we didn't even see before. Our new granite was polished but not sealed, still had some cracks. I applied one sloppy wet coat, dried in 1 hour. Did another. When dry I used damp soft cloth and buffed it. beautiful And sealed. UPDATE: Added 3 more sloppy coats after 3 months, letting dry in between. Buffed to beautiful.

I have used the previous versions (which were great) and this one was even non-toxic, which was nice to know for the kitchen use. I had a fairly large granite countertop and island and it absorbed a fair amount of product. Do make sure to not let it try before wiping with a clean microfiber cloth, if it does you will need to rewet and scrub quite hard to ameliorate it and make it shine. Now water beads nicely on the surface and the counter is even more shiny. I am pleased with the protection it provides.

Good quality and goes a long way.

Have used these products for years and totally satisfied. However, the pricing of the different products offered has increased tremendously...With the surface area I have to 'seal'', I have switched to an alternative. Remains to be seen as to the performance of alternate choice.

Picture a bit misleading. It's a tiny container.

We have matte porcelain dark plank wood tiles with grooves in them. We wanted this product to help make the cleaning of our tile easier and also enhance the look. Nope ! Did not work, but left a hazy film on the tile and the tile looks terrible after being washed. Very disappointed since we believed it could be applied to matte porcelain tiles. Now we have to spend the time getting it off.
