I replaced a 35 year old making noise similar size Broan model and needless to say the old one was better built. You do need access from the ceiling above the fan and in my case it was my attic. I’m using it in a 50 square foot bathroom and it works well. It’s neither silent nor quiet but I don’t know how loud is 2 Sones, its specified sound rating without the heater fan running. I also learned from Broan tech support that Sones used to be rated differently, which helps to explain why my old Broan fan rated at 3.5 Sones is similar in noise to my new fan. It was easy to remove all of the pieces and reassemble them, and I strongly suggest that you take everything apart and put all of the parts together at a table, so you’re not doing that for the first time in either your attic or while looking up at your ceiling from below the fan. I found it a little strange that the piece where you screw in the bulb is used to keep the larger plastic cover in place. You don’t have to use to heater which requires a separate 15 amp circuit and it was easy to remove. Doing that is actually part of the installation instruction. I’m just using the light and fan. I installed many of the pieces while I was in the attic, but you only need to mount it to side beams and run the wiring through one of two knockouts on the housing. Everything else can be done by working in the ceiling of the room it’s being installed. I found the instructions not clear about how the plastic adapter for the fan exhaust connects to the metal housing, but was finally able to figure it out. It’s also unclear about the maximum wattage bulb that can be used but after talking with Broan tech support, it's 14W LED ONLY max, or 100W incandescent equivalent. There is some very hard to read raise lettering near where you screw in the bulb. All and all, it’s a decent fan, and in my case, the only fan I could find besides the louder 4 Sones 696 whose cover would cover a 15 inch by 9 inch hole in the ceiling from the old fan, so I didn’t have a lot of options.

Get ready for a nice warm bathroom.
OK, so not the greatest headline and no picture, but its just like the product picture. I bought 2, after installing the first, I knew I wanted another in the other bathroom. Bullet points:Construction: Solid, doesnt rattle, motors pretty chunky. Sharp as hell, you'll need thick skin.Instructions: Could be better, especially regarding location in room and dimensions.Light: Its really up to you, nothing included, bulbs are cheap so splash out on something nice.Fan: Does its job, pushes out a lot of air. Some complain about the noise but Im fine with it. I have a small radio in the bathrooms, no interference and I didnt have to turn it up. It does have a good motor and I guess it makes noise, the alternative? Quieter, smaller motor and not so much air pushed. You pays your money and you makes your choice. Shame there's no alternative to the one duct location.Heater: Bliss, Ive had those large wall units - now they are really difficult to install. But this is great, warms up the rooms easily (11'x5' and 8'x9') I'd call them medium sized bathrooms. I switch it on when I walk in and in a couple of minutes you really feel the heat. Actually stand underneath it and in one minute youre warm!

Installing can be a pain!!
This fixture was the exact size of the 30 year old one being replaced, but installing was a bit of a problem. The old unit had identical mounting brackets, but were attached to a removable flange. The new unit’s mounting brackets slid into a slot formed by punching out a flange in the ends of the metal housing. The brackets would not slide in close enough to the housing and then go up into the ceiling cut out from below, so the housing and brackets had to be assembled in the attic and then worked down through the ceiling cut out. Also, VERY tight quarters for installing the electrical connectors. Another problem was keeping the screw clips in place when reinstalling the heating unit. Works great once you are able to get it installed!

Vents
Vents arrived on time and not damaged. Relatively simple to install due to Sheetrock removed. No louder than old vent fans.

A good value replacement for the 40yr old one
It fit in the hole the old one was.Same brand as old one. Not as well but but what new is. It's working as it should.

Excellent replacement for my 26 year old fan
My old Broan fan from 1994 was making an atrocious noise, and it was time to replace it. This fan was the closest to the size of the original fan, which was important to me since I didn't want to repair the Sheetrock ceiling. The installation instructions were very clear, and it took me about 2 hours to remove the old fan, go in the attic to run the electrical, and get the new fan installed and everything hooked back up. This fan is very quiet (compared to my old fan), although the heater seems to be a bit noisy. We don't use the heater very often in south Mississippi however, so it doesn't matter one bit. The fan looks very nice installed and does a great job removing steam and odors from the bathroom.

Cheap Piece of Crap
We spent up $$ to get something good and we got a cheap plastic piece of garbage, it does not include the assembly to connect round duct to their square outlet and once installed and went to power up.....oh its defective, thanks allot Broan your garbage cost me money. Last time, buyer beware get something from any other company you couldn't do worse and you'll spend allot less.
