Great presentation
Great presentation on how to wholesale and flip houses. Very informative and great resources are listed in the pages of this book. Well done. 5 stars

Buyer Beware
I bought this book because the kindle version was so inexpensive at $0.99 that I figured it "couldn't hurt" to try it while I waited until the book that I REALLY wanted about flipping houses arrived. I started reading this one and immediately "red flags" were raised in my mind that the author might be one of those "real estate investment scammers" who are mainly trying to sell ridiculously expensive seminars or services to gullible investors. I googled his name and what came up verified my initial suspicion; one person posted, on a real estate investing forum, that Mr. Childress wanted 25K for 6 months of his coaching or $1500 for his software! If you google "real estate investment seminar scams" you can find some interesting information in general about these types of real estate "gurus" and their (often) questionable schemes and scams. There sure have been quite a few of them out there! In fairness I should note that I did not find much else negative about Mr. Childress in particular except on one other real estate blogger's website; the blogger had some scathing criticism of Zack Childress, though some of it was because the blogger claimed that Mr. Childress was just using other people's ideas. You can easily find this if you google the author's name and you can judge for yourself.Some of Mr. Childress's information sounds reasonable and is pretty much in line with what you might expect and hear about elsewhere, but his system of "wholesaling" real estate without actually purchasing the property sounds a bit "fishy" to me (though I am no real estate expert, my background and education is in architecture.)It sounds like the wholesaling "system" that he is promoting would have you doing what is dangerously close to what a real estate agent does--without actually being one. Every state has different real estate laws, so I would suggest you double-check to make sure that his "system" would be legal in yours! However, in general, his wholesaling system sounds very unrealistic to me, as in, "Why would any seller ever agree to sell that way?" It sounds like you would have to be a bit unethical and take advantage of a naïve seller in a desperate financial situation in order to get this "wholesale system" to work at all. Right now, the real estate market is coming back in many markets across the country--it is where I live. Though prices are not what they were at the highest point of years past, the internet makes it easy for anyone to see what homes in their neighborhood have sold/ are selling for, so hopefully there aren't too many gullible sellers (or potential real estate investors) out there--even if they are "underwater". Do your research before you "buy into" Mr. Childress's system. Caveat emptor !

Very detailed on how to start investing in real estate and the different options available to you. Loved it! Great information!!

An easy read
It's a quick read with some useful tidbits, but the editing is weak (spelling and grammar questionable, missing words in places) and the content is a bit light. Plus, it's supposed to be updated for 2014, but it claims there's still a huge glut of foreclosures to choose from, but that is definitely not the case here in Denver. This book isn't horrible, but I can't strongly recommend it.

Worth A Read If You Buy It Cheaply
This book is really a marketing ploy for the authors seminars, coaching and the like. I only payed a few dollars for it but really he should probably send it out for free.I did however gleen a few interesting tid bits of information out of it. I believe that if you learn something it's worth it and while I didn't learn a ton I didn't already know, I didn't spend a ton of money buying the book either.

Just for Beginners
Not quite what it's hyped to be. I read the entire book. It's really a major advertisement for other opportunities. It's like going to one of those free seminars and then getting hooked into another event. Then if you really want to be successful they drop the big expense on you. Most of the other books I have read are more thorough. So I would say this book is more a primer. And it does say it's for beginners. I have found much of the same info from other resources. But good reading if you're just looking for a starting point.
